A major proposed development in downtown Sarasota is getting a significant redesign.

The project at 1360 Ringling Boulevard, previously known as Adagio and now called Lumora, has been reduced from an 18-story tower to a proposed 10-story mixed-use building.

Developer Lutgert Companies presented the revised plans to Sarasota’s Development Review Committee on October 7.

The original proposal included two buildings with a combined 189 residences, including 76 attainable rental apartments, using provisions of Florida’s Live Local Act.

The redesigned project now calls for a single 10-story building with 178 residences, including 169 market-rate units and nine attainable apartments.

The developer is no longer pursuing the additional height previously sought through the Live Local Act.

Beyond residential space, the updated plans include approximately 32,740 square feet of commercial space, with proposed uses including medical offices, retail, a restaurant and a coffee bistro.

The project would be located along Ringling Boulevard, near South Palm Avenue and South Pineapple Avenue, in the heart of downtown Sarasota.

While the revised design is smaller in height, it remains a substantial mixed-use development that could bring additional housing, businesses and activity to this part of downtown.

The project is still moving through the city’s development review process. The October 7 review resulted in partial sign-off, with additional requirements to address before final site-plan approval.

For residents following downtown Sarasota’s continued growth, Lumora is another example of how major development plans can evolve before construction begins.
