One of Sarasota County’s largest long-term development projects is moving forward, with county commissioners approving plans for up to 3,000 new homes at the historic Hi Hat Ranch.
Located in eastern Sarasota County near the planned extension of Bee Ridge Road, Hi Hat Ranch encompasses nearly 10,000 acres of land that has been used for ranching and agriculture for generations.
The October 7 approval covers approximately 2,270 acres and represents the first residential village of a much larger development vision that could eventually bring more than 13,000 homes to the area.
Pulte Home Company and Lennar Homes are involved in the first village proposal, which could include up to six neighborhoods. Plans also designate approximately 57% of the village as open space.
Infrastructure improvements are another major component, including extending Bee Ridge Road and contributing toward roadway improvements to support future growth.
The development has also raised concerns among residents about traffic, drainage, flooding, environmental preservation, and the need for additional schools and public services.
While the first village has received rezoning approval, construction is not necessarily beginning immediately. Additional planning and approvals will still be required as the project progresses.
For Sarasota residents, this represents a significant transformation of land that has remained largely agricultural for decades. The bigger question is how roads, schools, amenities, and infrastructure will evolve alongside thousands of new homes.
